A bold new addition to London’s skyline is taking shape near London Bridge. This 27-storey sustainable office tower is set to redefine urban construction, blending innovative techniques with an unwavering commitment to reducing its environmental footprint. The project serves as a shining example of how modern construction can balance functionality, precision, and sustainability while meeting post-pandemic workplace demands.
Building a Sustainable Foundation
The project began with the demolition of an outdated seven-story structure, making way for a cutting-edge design that prioritizes environmental responsibility. Foundation work required removing old piles and installing over 330 new ones, designed to optimize material use and significantly reduce embodied carbon. The team employed a top-down construction method, managing underground challenges efficiently and minimizing disruption.
Innovative concrete mixes were integral to reducing the carbon footprint. By replacing up to 70% of Portland cement with ground granulated blast furnace slag (GGBS), the project lowered emissions without compromising strength. Advanced monitoring systems embedded in the piles allow engineers to collect performance data, which can be used to enhance future designs and optimize resource use.

Innovative Design for a Greener Future
The building features post-tensioned slabs and cross-laminated timber elements, which minimize material consumption while maintaining structural integrity. Recycled steel was utilized in temporary and permanent structures, reflecting the project’s commitment to diverting 98% of materials from landfills. The inclusion of low-carbon rebar further reduced the environmental impact of construction.
Precision played a crucial role in the project’s execution. Lasers installed in lift shafts ensured the precise alignment of doorways across 27 storeys, demonstrating the team’s dedication to accuracy. The building will also feature twin-lift systems, a rare and efficient choice for vertical transport, designed to improve energy efficiency.
